Town Updates, Reminders, and Potential Traffic Impacts
Upcoming Election Reminders: There are several important election and election-related deadlines over the next eight months. Now is a good time to educate yourself on candidates and legislation, verify your voter registration, and note any key dates, whether you vote by mail, early, or on Election Day.
Florida Primary Election
Annual Chlorine Flush: The City of West Palm Beach Water Utilities will be conducting the annual chlorine flush through July 28, 2026. Customers who use a home dialysis machine, have tropical fish tanks, or have fish and shellfish holding tanks should seek professional advice to safely remove chlorine from city water, as the method for removing chlorine differs from that for removing chloramine. Updated Construction and Landscaping Working Hours: The approved updated construction and landscaping working hours for the July 14, 2026, Town Council Meeting are available here.
Potential Traffic Impacts: Scheduled work for multiple Florida Department of Transportation (FDOT) projects and Town-wide undergrounding work, including milling and paving, may affect your travel route. Please follow the posted signs and directions, proceed carefully, and allow for extra time in the affected areas. Access to homes will always be maintained. Traffic personnel and flaggers will assist motorists to ensure safety.

- July 20, 2026 – Last day to register to vote or change your party affiliation for the Primary Election.
- August 6, 2026, at 5:00 pm – Deadline to request that a Vote-by-Mail ballot be mailed to you.
- August 8-16, 2026 – Early Voting in Palm Beach County
- August 18, 2026 – Primary Election Day with polls open from 7:00 a.m. to 7:00 p.m.
- Depending on your party affiliation and voting precinct, the Primary Election may include:
- Federal offices (U.S. House of Representatives)
- State offices (Governor, Cabinet, State Legislature, where applicable)
- Judicial races
- School Board and other nonpartisan offices
- Local offices requiring a primary election

- October 5, 2026 – Last day to register to vote for the General election
- October 22, 2026, at 5:00 pm – Deadline to request that a Vote-by-Mail ballot be mailed to you.
- October 19-November 1, 2026 – Early Voting
- November 3, 2026 – General Election Day and the deadline to return your Vote-by-Mail ballot by 5:00 pm at a Supervisor of Elections Branch Office or secure ballot intake station or 7:00 pm at the Supervisor of Elections Main office
- The ballot may include:
- Federal offices
- State offices
- Judicial retention races
- Local offices advancing from the Primary
- Statewide constitutional amendments, if certified
- The ballot may include:
- Proposed Property Tax Constitutional Amendment
- Amendment 3 would raise the homestead property tax exemption from $50,000 to $150,000 for non-school levies in 2027, raise it again to $250,000 in 2028 with inflation indexing in 2029, and constitutionally mandate the legislature to create a schedule for full elimination of homestead property taxes with no deadline specified and no replacement revenue identified.
- Passing this would lead to cuts to critical services and/or a tax shift since the largest local revenue source is being reduced without a replacement.
- If the amendment passes voter approval in November 2026, it takes effect on January 1, 2027, drastically expanding homestead exemptions while restricting how municipalities and counties can budget.

- Beginning of October 2026 – Candidate packets and election information available.
- November 17, 2026 – First day to submit pre-qualifying paperwork to the Town.
- December 1, 2026 – Town Caucus (time TBD).
- December 2, 2026 -
- Qualifying period opens - 8:30 a.m.
- Qualifying period closes - All qualifying paperwork is required to be submitted and petitions certified by 5:00 p.m.
- March 9, 2027 – Election Day

- Saturday, July 18 and Saturday, July 25: Sanitary sewer force main performance maintenance along South Ocean Boulevard from the 2100 block to the 200 block (Royal Palm Way) will begin at approximately 8:30 a.m. and end by 3:00 p.m. Each location will take approximately one hour to complete, and traffic will be guided by flagging personnel while South Ocean Boulevard is reduced to one lane.
- Phase 6 South Undergrounding:
- South County Road between Pendleton and Pinewalk will have a lane closure implemented, with traffic maintained.
- Pendleton west of South County Road, as well as South County Road between Pendleton and Via Bethesda, will experience lane closures with traffic maintained.
- Via Bethesda and South County Road will undergo tie-ins and open‑cut crossings, resulting in lane closures with traffic maintained.
- South County Road from Breakers to Royal Poinciana will have pole and wire removal as part of overhead wreck‑out work, requiring a lane closure with traffic maintained.
- Royal Poinciana (south side of the eastbound lanes) will have overhead wire removal, with a lane closure and traffic maintained.
- Phase 7 South:
- The intersection of Dunbar and North County Road will undergo HDD work, requiring a lane closure with flaggers and traffic maintained.
- The intersection of Wells Road and North County Road will have HDD work with a lane closure and flaggers, with traffic maintained.
- Northlake Way between Wells Road and Kawama Lane will experience equipment and conduit installation, resulting in an implemented lane closure with traffic maintained.
- Primary and secondary wire pulling will occur at various locations, with traffic maintained throughout.
- Phase 8:
- Sunset Avenue between Bradley Place and North County Road will undergo equipment tie-ins and conduit installation, requiring a lane closure with local‑traffic‑only access and traffic maintained.
- Equipment tie-ins at the crossing on Root Trail will be conducted with traffic maintained throughout.
- Scheduled Road Construction Activities: The 100 block of Seaview Avenue will be closed for road construction and allow local traffic only through mid-August.
- Cocoanut Row Watermain: The installation of a new watermain along Cocoanut Row between Poinciana Way and Pendleton will require a southbound lane closure, with a flagging operation in place to maintain traffic flow throughout the duration of the project.
- FDOT project SR A1A/South County Road Midtown Paving: Nightly paving operations are expected to begin on S.R. A1A/South County Road. County Road, from just south of Golfview Road/Hammon Avenue to S.R. 704/Royal Palm Way, 8:00 p.m. until 6:00 a.m., Sunday nights through Friday mornings in July. Please note that nightly lane closures and access to parking spaces will be required at various times to complete operations.
